How onboarding works

Most properties move from first call to fully managed within two weeks.

  1. Consultation

    We review the property, your goals and the current rent, then send a written proposal with fees.

  2. Onboarding

    We sign the management agreement, collect keys and records, and introduce ourselves to any tenants in place.

  3. Lease-up

    For vacant units: make-ready, listing, showings, screening and a signed lease with deposits collected.

  4. Ongoing management

    Rent, repairs, inspections and a monthly statement in your owner portal, with a real person on the phone.

Fees exclude third-party costs such as repairs, utilities, court filing fees, insurance and municipal licenses, which are charged at cost.

Common questions

Do you charge the management fee when a unit is vacant?

No. The management fee applies to rent actually collected. Vacant units are billed only the $45 monthly property check, if you want one.

How quickly do owners get paid?

Owner draws are released between the 10th and 12th of each month, once rent has cleared, with the monthly statement posted to your portal at the same time.

Who approves repairs?

You set a spending threshold in the management agreement, commonly $400. Anything above it waits for your written approval, except emergencies that threaten safety or the building.

How do you screen applicants?

We verify income, review credit, check rental history and run a background check, applying the same written criteria to every applicant in line with fair housing law.

What areas do you cover?

Lexington and the surrounding Fayette, Jessamine, Scott, Woodford, Clark and Madison county areas. Properties outside that radius are considered case by case.

Can I cancel?

The initial term is 12 months. After that the agreement continues month to month and either side may cancel with 30 days' written notice.
